Once you have found your new dream home naturally a series of questions arise in relation to your purchase.

Below you will find the most common questions that our customers have asked in the past.

How Much Can I Borrow?

It is important to be clear with your financial outcome, before you start viewing, so that you know you can complete a deal when you finally find your dream home.

As a foreigner you can apply for a mortgage in Spain. The rates can vary depending on your nationality and your choice of bank.

Alternatively you can also apply for an extra mortgage on your current property in your home country.

Will I Need To Pay A Reservation Deposit?

When you have found the property you would like to buy it is very important to put down a deposit to secure the property and have it taken off the market. The deposit is usually between 6-10.000 €.

At S.E. Property Marbella we suggest to pay the deposit to our client account or to your lawyer’s account.

The reservation deposit should always be subject to the lawyer’s due diligence.

What is an N.I.E?

To be able to buy a house in Spain, you must have a tax identification number, known as a NIE number.

We will help you to apply for the NIE number.

Will I Need a Lawyer?

At S.E. Property Marbella we would always recommend to have a lawyer represent you when buying property in Spain.

Not only can the lawyer do the due diligence for the property, they can also help you in the negotiating process, arrange the registration process and help get all the utilities put in your name.

If you do not have a preferred lawyer, we will happily recommend you a lawyer that we have had a good experience with and which will speak your language.

What Are The Total Costs Of Buying?

Apart from the cost of the property itself there are a few additional costs that every buyer needs to pay. These costs range from about 10% to 14% of the selling price.

Transfer Tax –

The transfer tax is payable by the buyer and applies to the purchase of any form of real estate as long as it is not a newly built construction where you can be regarded as the first owner.

More Than 700,000 10%

 

* The amounts related to the transfer tax differ when buying garages only.

VAT & Stamp Duty –

In the case of buying brand new property from a developer or promoter the transfer tax is not applicable but the following costs apply.

VAT – 10%

Stamp Duty – 1.5%

Notary & Property Registry Fees –

This cost is typically around EUR 3000 but may vary according to the complexity of the title deed and the value of the property.

Lawyers Fees –

The lawyer fees will be around, if not exact, 1% of the selling price depending on the lawyer and the price of the property.
